Comprehensive reconstruction of a large housing estate in Bonn-Dransdorf
Introduction
In the context of urban district renewal, the buildings of a large housing estate were rebuilt and a terraced house construction was added.

Problem
The large housing estate required rehabilitation and with the buildings, which had up to eight storeys, it represented a foreign body in the district. Besides, social cohesion within the estate was endangered. As a consequence, the renewal project was executed with the demand to rehabilitate the building stock, to adjust the building structure to the surroundings and to create new residential and open space qualities.
Description
With buildings having up to eight floors, the large housing estate „Dransdorf-West“ represented a foreign body in the area, which was generally characterised by terraced houses. Besides, social cohesion within the estate was endangered. After one of the multi-storey buildings had been demolished, 78 flats, which were publicly financed, and 24 flats, which were privately financed, could be built by a three-storey construction method. In the open storeys of the eight-storey blocks at ground level, former car parking spaces were rebuilt into commercial and community facilities. Between the residential areas a district square was built by an employment intiative. The ecological components of the projects include the greening of roofs, rainwater trenches and the connection to a block-type thermal power station.

Approach
The integrative approaching, with which the economic, ecological and social improvements were combined, was especially important. The residents were comprehensively supported and involved in the planning process. An occupancy management helped to organise moves and alternative housing for the period of the building measures.
Results
Besides the alteration and modernisation of existing flats, new residential buildings were constructed. The social composition of the population in the housing estate became more heterogeneous and a culmination of social problems could be avoided. All in all, new housing and open space qualities as well as ecological improvements were achieved.
