Berlin - ten in one - construction of a new residential house, building cooperative A 52
Introduction
Ten constructors participating in the building cooperative A52 GbR have joined to build a multi-storey residential building on a plot in Berlin-Mitte.
Description
“ten in one” is a six-storey-high residential building located in the redevelopment area “Rosenthaler Vorstadt” in Berlin. The house is considered to be a “set of owner-occupied houses piled on top of each other”. Two units per floor can be connected to a flat with a living space of 135 square metres. The difference between the ground floor and the fifth floor is compensated by communal areas. Besides the garden, the house has a roof garden of 100 square metres. On the roof there is a guest flat which can be used by the residents.

Approach
The project: designing jointly!
In order to realise the project, A52 GbR was founded in August 2003. The point was to realise  the idea of an own home with a lot of light and space in the inner city, to involve each constructor in the process of project development and planning and to produce neighbourhood-oriented solidarity through joint building.
Results
On the six floors, two units per floor can be connected to a flat with a living space of 135 square metres. The mechanical services can be arranged around the cable ducts so that kitchens and bathrooms may be located in the inner area or along the facade. Between the fire-resisting walls and around the staircase and the lift core the space at a height of 2.80 metres, which is free of lintels and supporting walls or pillars, can be freely designed also admitting changes in the demands for flat size and layout. The individuality of the ground plans is reflected by the facades. On the street side, windows and wall panels made from coloured cement panels change their location depending on the floor. The windows behind the steel balconettes may be swayed by 180 degrees simulating a kind of loggia not limiting the flexibility of the interior space.

Learning experiences
Contradictions are not mutually exclusive: living in the centre or in the countryside? Living individually or in a community? Buying a finished house or planning it on your own? Committing oneself or remaining flexible? Roedig-Schop Architeken GbR have developed a building and residential concept combining as many of these models as possible. At Anklamer Straße 52, Berlin- Mitte, they have built a house with high demands on the design providing a maximum of individuality, flexibility and participation of future users at the same time.

Beneficiaries
Due to the early involvement of the subsequent owners, the house could be built in a cost-efficient way. Project development and control as well as several building works were partly done on own account. The total average building costs per square metre of living space including property costs were 1,600 €, the building costs per square metre of living space were approx. 1,000 €.
