Szentendre after 2000- development strategy

Introduction
Main values and disadvantages of the city Szentendre are summarised – with a kind of simplification. Special position of the city is arisen from the discrepancy of having more than two million of visitors a year. All the handicap from this generally one-day trips are on the inhabitants of the city, although every fifth, sixth citizens live on enterprises based on tourism. Of course Regional position of the city and discrepancies resulted from this are in the scene, as well as the contradiction of the rich history and busy tourist attractions.
Peaceful little town of painters, artists and noisy, busy commercial tourist centre at the same time.
The city is a trendy, attractive target for property developers, but not enough prepared for having such kind of developments. Natural environment is just wonderful (bank of Danube, hilly picturesque landscape, streamlets, protected built environment), but high quality infrastructure is still missing. Social infrastructure needs more development too.
Description
Concept for city development summarize main elements purposes and tasks for reaching those aims of city development, and physical planning. Table of “Strategic purposes and main elements of developments in Szentendre” consists of necessary elements for creating the Local Building Regulation, and the Structural Plan.
Administrative territory is 4381 ha, from which township area is1423 ha. Land use planning has to be a key tool in development.
Conclusions
In the urbanisation and the complex development of the city as a potential centre of the micro-region harmony of the natural and built environment became more and more important.
Summary of operative land use regulations:
• Decrease of recent territories of agricultural use
• Reason of this decrease is the change in land use of the planned main bypass
• Mixed use of the former commercial, economic and service areas are growing
• Supply the basic technical infrastructure is a key element of the development of the growing area of residential, recreation, and mixed residential-recreation land use.
