Mixed-use redevelopment of old industrial site – Eescher Schmelz

Introduction
The redevelopment of an old industrial site in the northern area of Luxembourg.
Problem
Brownfield development.Amplifying the accommodation supply of the City of Luxembourg (in part at lower prices)
Description
Brownfield revitalisation by cost reducing domestic building in the northern suburban area of Luxembourg.
Approach
The approach to convert the brownfield into a mixed use urban complex of buildings is multifaceted:
  • high urbanistic quality due to the coorporation of different experts, a city planner and two architects;
  • financing and creation of comparatively low cost housing by a housing fund.
Results
High-quality urbanistic domestic building, high technology and environmental standards (insulation, using rain water). The complex is situated close to the city centre and at the same time close to nature. Public spaces of the residential area are almost free of cars and the complex integrates further uses in addition to housing.
  • 167 of the 231 built flats are sold, 64 are let. Three of the flats are constructed in a way to be accessible for disabled people;
  • The complex integrates different supply services and employment opportunities;
  • Promotion of social life due to public spaces and recreation areas inside the complex of buildings.
Beneficiaries
The citizens of Luxembourg benefit from an extended supply of housing close to the capital and in an appealing surrounding.
